What does administering an estate involve?
Once a grant of probate or letters of administration has been issued by the Supreme Court of Western Australia, the person managing the estate must:
- Take control of all assets
- Safeguard and manage those assets during administration (e.g. insure or rent property, move funds to interest-bearing accounts)
- Pay debts and expenses (e.g. funeral costs, outstanding bills, taxes)
- Distribute the remaining estate according to the Will, or if no Will exists, under WA’s laws of intestacy
Every estate is different. We’ll walk you through what’s required in your specific situation.

Landgate Applications
If the deceased owned real estate in Western Australia, TLS can help you complete the necessary Landgate applications to transfer or deal with that property.
We assist with:
Survivorship applications
For jointly owned property (as joint tenants). Used to remove the deceased’s name from the certificate of title.
Transmission applications
For property owned solely or as tenants in common. Required to register the Executor or Administrator on the title, so they can sell or transfer the property.
Transfers of land to beneficiaries
Once the Executor or Administrator is registered on title, a transfer of land must be lodged to pass property to a beneficiary — either as a specific gift in the Will, or as part of their share of the estate.
